Documenting my real estate investing journey
I started my first company (Grand Apps) in 2011 during my senior year of college. I sold that company in 2020. I also started a SaaS company (Sidekick AI) that I sold in 2023. Currently, I own a software agency called Kyros Digital. We build custom software for clients.
I have also been investing in real estate since 2017. I bought a 5 unit, mixed use building and I was hooked ever since. My RUclips channel mainly focuses on sharing Real Estate experience on the investing side, but I also talk about business as well and what I have learned.

Besides that, have you had any other bad experiences? Do you always refund people?
Not always. I will usually gauge their anger levels if something bad happens and determine what they want. Sometimes I will flat out ask them "what can I do to make this right for you? What do you think is fair?". They usually will tell me. At the end of the day, people want you to be understanding and not blame things. They want you to take ownership and say sorry and try to resolve it asap. You are in the customer service world now, you must cater to your customers. They are bringing you the reviews and revenue.
Love it! Question, has anyone ever damaged or broken anything? If yes, what happened and how did it get fixed?
Great question! So, I did in fact have a few people break stuff. One time specifically, someone broke a bed frame. They claimed, "it broke randomly at night"... which I find suspicious but I don't care really how it broke. I just cared they would pay for it. So I simply asked them if they would pay for this and they agreed! The sent me a Zelle pay right to our bank and covered the cost of the new bed frame. I took that as a win-win and was happy with how it ended up. I know Air BnB does offer claims and insurance as well. I never dove deep into that or looked much into it yet because we haven't done much through that. Luckily the guests covered the cost for us.

More context: This is a commercial unit. The squatter was pretty friendly, he was there for about 3 weeks he told me. We are in the middle of touring this place for commercial tenants and I randomly found him. He was very polite, was not mad at us or did not damage anything. It was a good experience overall and hope he got the help he needed! Had I known he was there, I would have brought him a few nice meals as a parting gift. I only saw the breadsticks and coke a colas after he left.
Oh noooooooo, a man in need got access to your property? Maybe if you scumlords werent buying up all the properties and driving up the cost of housing he wouldnt be homeless in the first place. Zero sympathy for you, just like you have zero sympathy for the man living there.
Well, this is a commercial unit he broke into, not an actual rental certified dwelling. Also, I don't think that because of prices driving up fully equals someone being homeless. Prices are driving up and there are plenty of non homeless, how is that explained? That is false news and a zero evidence based correlation. I also said I didn't have sympathy for the man. I was respectful and I thought it was handled well on both parties. I could have had zero sympathy as you claim and called the cops for breaking in.

He was actually very nice and understanding. Kept it clean and I was impressed. I had it worse before.. this wasn't terrible.

@@MrGaleanon nope! No hassle at all. He was great and I tried to help and didn't want to call the cops or any of that nonsense. I wish I had a place for him to stay but don't have vacant units for home dwellings. There is a ton of local help where we are at and shelters nearby he can go too. Overall it wasn't a bad situation.
@@ChrisAke Not everyone looks at the people that do this as anything but vermin to be evicted. You are addressing the problem, and hooking him up with assistance. With some luck, you might meet him again when he rents/leases/purchases a property from you one day.
